Applicant Requirements
Who needs to submit an application. All individuals 18 and over who will be living at the property, as well as any and all co-signers, must each submit a Blue Door Living rental application and pay the associated non-refundable $35 application fee. This application fee pays for a credit check and background check. More information on co-signers is below.

Income. Applicants must have a combined monthly gross income that is equal to or greater than 3 times the monthly rent to qualify.

Housing vouchers. For applicants with a housing voucher, the combined monthly gross income must be equal to or greater than 3 times the portion of the monthly charges that the resident will be responsible for.

Savings used towards qualification. For applicants wishing to use substantial savings towards qualification, the total amount of savings will be divided by 12 and this amount will be added to the gross monthly income.

Income verification. Applicants must provide documents to verify their income. These documents must have the applicant's name, be dated within the last three months (except for annual income documents like tax returns), and come from a verifiable source (no self-made documents, no Word documents, no screenshots).
Accepted documents include pay stubs, PDF bank statements showing consistent deposits or significant savings, tax returns, government benefit statements, job offer letters.

Credit scores. Applicants must have at least one applicant in the application group that has a credit score of 600 or greater. If none of the applicants in an application group have a credit score, then a co-signer will be required.

Evictions & foreclosures. Applicants who have had an eviction or foreclosure within the past 4 years are disqualified.

Bankruptcies. If an applicant has filed for bankruptcy within the past 4 years, they must have a co-signer.

Money owed to landlords & utility companies. Applicants who owe money to previous landlords, property management companies, or utility companies are disqualified. These applicants must pay their debts and provide proof of the payment to Blue Door Living to be considered.

Background checks. All applicants 18 and older will be subject to criminal background checks. Approval or denial of a rental application based on criminal history is at the sole discretion of Blue Door Living. Violent crimes or crimes with a victim perpetrated within the past 4 years are grounds for denial.

Co-signers. If an applicant group does not meet income and/or credit score requirements, a co-signer (also called a guarantor) will be required in order for the applicant group to qualify.
Co-signers are individuals who will not be living at the property who sign the lease and accept full liability for the lease agreement. Co-signers must complete an application. They must have gross income of at least 5 times the monthly rent of the unit, a credit score of at least 700, and at least 2 years of positive rental history as reported by landlord references.
Pet Policy

Many, but not all, of Blue Door Living's properties permit cats and dogs. Please refer to an individual apartment listing to determine whether cats and/or dogs are permitted at that specific apartment. For properties that do allow cats and dogs, the following policies apply.
-
Maximum number of pets per apartment: 3
-
Weight limit per pet: 75 pounds
-
Monthly pet rent: $50/month per cat, $75/month per dog
-
Dogs cannot be of any of the prohibited breeds below, fully or partially:
Doberman Pinschers
Great Danes
If an applicant wishes to have a dog live with them at an apartment, then during the application process, the applicant must provide Blue Door Living with clear photos of the dog.
Blue Door Living will then determine whether the dog has any resemblance to any of the prohibited breeds. It is at Blue Door Living’s sole discretion to decide whether an applicant's dog is a prohibited breed or crossed with a prohibited breed.
The primary reason that breed restrictions exist is that insurance companies will refuse to insure a property that has a dog on their restriction list.
